Data Methodology & Attribution
Our commitment to accuracy, government open data licensing, and transparent real estate market statistics.
1. Official Data Source (HM Land Registry)
HousePricesPro.co.uk aggregates and publishes sold property prices for residential properties located in England and Wales. The underlying transaction data is supplied by HM Land Registry via its public Price Paid Data (PPD) open dataset.
Contains HM Land Registry data © Crown copyright and database right 2026. This data is licensed under the Open Government Licence v3.0.
2. Frequency of Updates & Reporting Lag
HM Land Registry updates its Price Paid dataset on a monthly rolling cycle. Please note that legal registration of property sales usually occurs between 2 and 6 weeks following financial completion. As a result, the most recent month’s transactions reflect registrations processed rather than immediate exchange dates.
3. What is Included in Price Paid Data?
- All residential property sales sold for full market value submitted for legal registration.
- Property archetypes: Detached, Semi-Detached, Terraced, and Flats/Maisonettes.
- Tenure indication: Freehold vs. Leasehold.
- Whether the dwelling is a newly built property or established existing housing.
4. Privacy & Data Rectification
HM Land Registry Price Paid Data is a matter of statutory public record. HousePricesPro does not collect or display personal names of buyers or sellers. If you have questions regarding land records or property identification, contact us at privacy@housepricespro.co.uk.
